WACC Community Meeting Notes
of November. 12, 2003
Robert Weiss called the meeting to order at 7:03 p.m.
Open Positions on WACC Board:
There are currently 4 open positions on the WACC Board.
Functions to be filled include: Communications Leader (newsletter, email, web site, etc.)
Sub Committee leaders, Community Activities leader.
Robert Weiss reviewed the accomplishments of the WACC this past year.
We would like to have a Neighborhood Clean up again before Christmas.
Clawson Trash and Recycling:
Over 100 residents are using the recycling services, 50%+ using the recycling service
Williamson County Sun:
This is a great source of information concerning the water line, Williamson County Road Plan, community planning, etc. At tonights meeting they donated 100 newspapers to our residents and offer a 40% discount on the yearly subscription fee. $5 commission will be donated to WACC fund for each subscription received during meeting. 18 subscriptions received.
Neighborhood Watch
Logos for residents vehicles were mailed out in October. Those residents wishing to purchase additional vehicle stickers can buy them for $1.50.

Det. Ortizs office will do home inspections of locks, alarm systems, etc. You may be eligible for a discount on your homeowners insurance of 10-15% if you pursue their service.
Financial Update:
Current balance of $1,666.00. Financials reviewed and will be posted on web site. $50 Contribution request will be sent in January 2004. 35% of neighbors contributed in 2003, would like to increase neighborhood participation since funds are being spent on neighborhood needs.
Deed Restrictions:
Bob Petronec, committee leader, sent copies of the Whitetail deed restrictions to all homeowners. The existing restrictions are to be the working base document from which all changes will be made. Homeowners were asked to review these restrictions and give their input. 12 of the 180 mail outs were returned. The questions are also on the Whitetail web site. To make changes to this document, we must have 51% of the residents vote. Major topics to be addressed are animal units per acre, in home businesses, multiple home dwellings, fences, and the shooting of guns within the subdivision. It is important to bring the deed restrictions up to date, improve clarity, and eliminate outdated restrictions.
Robert Weiss recognized Sue Irwin, of the Road and Bridge department for her help in getting us road signs, speed limit signs, road repair, etc. A basket from Cookie Bouquet will be sent to her office as a token of Whitetails appreciation.
Internet Service:
Joe Ott, Market Sales Manager for Time Warner was introduced.
He stated their service would come to Whitetail sometime within the first half of next year. If we are interested in this service, we should email him and he will begin a file. He will contact those that respond when Time Warners services are open to Whitetail residents.

Water Committee:
Jack Walker, committee leader was not present.
Glenn Deshong and Jim Briggs spoke concerning water services and costs.
Low end cost to Whitetail residents is $6,000 and high end is $12,000.
The $6,000 fee is with developer (Lennar) participation and for minimal service.
Without developer participation this service could cost @ $8.000.
The high end fee includes fire protection water service. Again, with the developers participation this fee could run @ $10,000.
There are 3 possible scenarios for service:
A: Includes installation of all 8 inch and 12 inch pipe with fire protection capability and hydrants. It does not include road repairs. There would be full power flow.
B: Limited Fire Protection with 12, 10 and 4 inch lines. The cul-de-sacs would have the 4inch lines. Fire hydrants would be at road intersections.
C: No fire protection capacity. A series of 12, 4 and 2 inch lines would be put in.
Jim Briggs stated there is sufficient water in the system for all residents. If 70 of 180 residents want water, the 70 pay for it. If 6 months later, a neighbor wants to tap in to the existing line they may at a lower cost. Tap in fees may be @$4,000.
A copy of this proposal will placed on the Whitetail website.
A resident may keep their well, but proper back flow must be in place. There cannot be cross connection between the well and the water lines.
Jim Briggs also stated they would have to look into whether or not this fee could be made in installments or if it must be paid in full.
Lennar Homes Development The Highlands at Mayfield Ranch:
Several Whitetail residents attended the Round Rock Planning and Zoning Commissions meeting on Oct. 29. Lennar Homes representatives were not ready with proposal and will appear again in December. They would like to open Whitetail Drive as a thoroughfare into the new Lennar subdivision. This would include Georgetown ISD school buses using this road to get to the subdivision. Residents expressed concern our roads cannot tolerate a higher volume of traffic.
Pam Stork volunteered to chair a committee to address this situation.

Whitetail 78628 signs are being taken down at the corner of Patricia and Doe Run/Faubion Drive.
If you see someone taking these signs down, please ask them to stop. When these signs are displayed, it means a meeting is about to take place in the near future and check the web site.
